PROJECT / CONSTRUCTION MANAGEMENT SERVICES

Our approach is to work directly with the Owner’s or Contractor’s project management leadership during the development stages to provide appropriate management training, support in the development of the project baseline (Scope confirmation, execution planning, schedule, CAPEX, and contract commercial terms), and maintenance overview during the project execution to meet his performance and completion objectives. 


PROVIDE "COLD EYE" PROJECT REVIEWS


ScheduleCorp provides project reviews during execution to ensure project is meeting performance objectives. These reviews usually take one to two weeks supported by experienced project consultants in project management, project controls (cost and schedule), construction, and contract administration. 


PROJECT / CONSTRUCTION MANAGEMENT TRAINING


We work with the Owner’s / Contractor’s management to identify the companies training requirements and levels of training from senior management overview to detailed training for project / construction management leadership. We include companies project procedures into the training programs including best practices / lessons learned from previous ScheduleCorp experience.


BASELINE SCHEDULE DEVELOPMENT & MAINTENANCE


We offer to develop a detailed Baseline Schedule with the contractor based on his execution plan.  We believe that the baseline schedule is one of the most critical of the Contractor's documents.  This schedule must address the most cost effective execution approach to meet the contractor's project objectives.  We also prefer to resource load schedules to track progress on an Earned Value Basis.  And, maintenance of this schedule is a must to protect the contractor and maximize his profitability.


SCHEDULE TRAINING


We offer training for PRIMAVERA and MICROSOFT schedule development and maintenance with the companies project controls group including follow-up as required to support participant’s usage for initial baseline development including identification of the critical path and how to use the software to support planning and execution.


CONTRACT CLAIMS


The majority of construction contracts contain 6-8 articles that require management action.  These include articles such as: contracting liabilities, obligations of the respective parties, schedule milestone dates, submittals, payment terms, and dispute settlement process just to name a few.  Our service offers the contractor a review of his contract, a contract risk profile and plan of action to administer his contract, and a documentation process plan comparing his initial execution schedule with the actual schedule to address cost impact.

CONTRACT ADMINISTRATION

Our services offers the contractor what we refer to as a Contract Administration Action Plan for managing his contract.  If required, we will review monthly the status and documentation against the contractors' action plan.  Refer to "Contract Claims Support" service above as additional support IF needed.

RISK MANAGEMENT

All Projects have a "risk" profile to execute the work.  Project risk is inherent in any construction contract such as the contractors' and owners project personnel experience, obtaining experienced labor, execution approach, safety, environmental, weather, cost of materials and labor, type and operation of construction equipment, influence of third parties, political risks, payment terms, etc.  Our service for risk management is to work with the contractor's management to identify the project risk and prepare a management plan to address the risk of the project to meet the contractors' and owners' project objectives.

CONTRACTOR PREPARING TENDER / BID

One of the most critical stages for the contractor is preparing his initial tender / bid for the work to ensure his execution plan, cost estimate, and schedule is competitive and yet profitable. The contractor has to consider all risks in executing the project, including understanding the commercial risks associated with the work. We offer the contractor support during his tendering process to minimize his risk, and still be competitive with his submittal. 

OWNER SUPPORT FOR PROJECT DEVELOPMENT & EXECUTION

We offer support to Owners’ in the development of their project from pre-feasibility, feasibility and final project baseline development prior to notice to proceed (NTP) focusing on confirmation of scope, cost estimate support, appropriate project organization structure to maximize management control, execution planning, and commercial contract terms (for EPC/CM contracts to construction contracts and procurement purchase order agreements) to drive the correct behavior of the respective parties to meet the Owner’s performance objectives.


As to preparing the project execution plan (PEP), we address execution modeling based on experience required for the region of the project; work packaging and contract packaging for engineering and construction execution including the management control systems required; integrating planning between engineering design, procurement, and construction including schedule float required, and address the project estimate CAPEX and budget control based on the scope / quantity management of the project. Finally, it is critical to benchmark similar projects for the schedule and final CAPEX to evaluate the contingency and management reserve required based on the associate risk assessment of the PEP.
